I purchased a used home (12 years) in an ‘as is’ condition.  There was a substantial water leak after the first rain and upon a closer inspection it was apparent that  the same area had suffered previous water damage.  Jay Gioia came to my home and looked at the areas damaged.  He explained the cause of the leak and the potential fixes.  He recommended a repair process and also recommended a roof “tuneup” which would include an entire roof inspection, replacement of any broken tiles, and resealing and repainting of all vents, flashings and pipes.  Lastly instead of a time guarantee, he promised to return two times if needed for any roof problems.
